In 2000, recognizing the value that IPD offered to its institutional and commercial clients, SHP Leading Design created a joint venture with a well-established general contracting company. The contract structure is a single source agreement between an Owner and 2enCompass. When 2enCompass takes on your project, we also take on its risk. We do that by promising that your project will stay on budget, remain on schedule and meet your quality goals. At three points in the process, you’ll evaluate how we are doing. We feel so strongly about our business model that if you aren’t happy, we don’t earn our full fee. These aren’t empty promises either—we keep our word, or you keep our profit.
We’re proud to say we never missed a budget or move-in date. To date, SHP has designed and completed more than twenty-five projects, approaching $100M worth of construction under an IPD methodology – no other firm in the region can make such a statement.
Our Design-Led / Integrated Design and Construction Entity was, and still is, on the leading edge of the movement; we know of no other firm in the nation that has taken this approach. This Risk Sharing model was offered as one of several potential models available through the AIA contract options issued to the marketplace in 2008.
